$60 Million Spent in Master Infrastructure at Durbin Crossing

DURBIN CROSSING – ST. JOHN’S COUNTY, FL –

The new 2,500-home community of Durbin Crossing is now complete. After many long years of strategic planning, toilsome hours and a $60 million infrastructure investment for entryway structures, luxurious amenities, a community park and miles of new roads, the vision that Sessions Development and Wood Development shared for their master-planned community has become a reality.

Durbin Crossing now has the finishing touches in place with beautifully designed and constructed entryways intended to mirror the Colonial Florida Architecture of Flagler College.

Durbin Crossing provides its residents with the convenience and luxury of two master-planned, fully operational amenity centers within walking distance from every home in the community. The two centers create the centerpieces of the over 2,000-acre community. As if the amenities on hand are not impressive enough, the architecture and design of the centers are something to behold.

The massive South Amenity Center is a gated facility that is home to a stunning clubhouse with a party room, full catering kitchen, and community boardroom that overlooks a massive pool with junior Olympic length lanes and starting blocks, waterslide feature, and separate children’s pool. The state-of-the-art fitness center features the most modern innovations including a variety of cardio equipment each with personal flat-screen televisions. The South Amenity Center also offers a full soccer field, lighted tennis courts and children’s play area providing the ideal location to release energy, get exercise and enjoy a day in the sun. The South Center will be fully staffed offering daily activities, events and private parties.

Durbin Crossing’s North Amenity Center is a more intimate version of the South Center with the same beautiful architecture but with luxuries all its own. The North Amenity Center boasts a gorgeous clubhouse with full catering kitchen and party room, an oversized pool with a splash park, a children’s play area, lighted tennis courts and a perfectly manicured multi-purpose field. With two separate amenity facilities each offering different luxuries, residents will have a place for all of their recreation and relaxation needs.

Durbin Crossing’s $4.5 million, 35-acre community park system with two separate parks has also been an exciting project for the development team. Durbin Crossing Community Park, which was designed and constructed and paid for by Durbin Crossing and donated to the county, will be run and maintained by the county and used for county recreation as well as by Durbin residents and local schools as practice fields. The park features four lighted baseball fields and the Creeks Lacrosse Club already uses the park for all practices and home games. Veterans Park, adjacent to the community, features the first dog park in the area, a skate park, and numerous soccer fields that provide a first class park for the entire county.

The road development project was an intricate piece of the puzzle for Durbin Crossing. Building new roads and widening existing ones has provided residents on opposite ends of St. Johns County convenient access to I-95 and US 1. Over $20 million alone was spent on the offsite road networking efforts that now links the county.

“Truly, this development with its upfront commitment to transportation has opened up centrally located land that is essential for the county,” said St. Johns County Commissioner Cyndi Stevenson. “Durbin Crossing has donated a 35-acre regional park and constructed miles of new roads in the community, making St. Johns County a great place to live, work and play.”

Although Durbin Crossing has dramatically changed the face of St. Johns County, Sessions and Wood were passionate about preserving the natural surroundings of the area. With approximately 1,200 acres of conservation in the community, more land in Durbin Crossing was preserved than developed. This has allowed almost every homesite to back up to pristine wooded areas and nature preserves, providing residents with privacy and picturesque views.

Durbin Crossing is pioneering contemporary community development in many aspects. One of the most impressive community features is not one that can be seen. Utilizing “Green” technology, Durbin Crossing is the first community is St. Johns County to use 100-percent reclaimed water for irrigation purposes. All of Durbin Crossing’s outdoor water for homes, amenity centers, and landscaping will come from the reclaimed water system.

The developers of Durbin Crossing have committed to a project that goes beyond the boundaries and requirements of the community. The conservation efforts, recreational facilities and new road network supports the needs of current and future residents of not only Durbin Crossing, but the entire Northwest St. Johns County area.

Durbin Crossing Hits Hole in One with Realtors and VIP’s

DURBIN CROSSING – ST. JOHN’S COUNTY, FL –

The developers of master-planned Durbin Crossing, one of St. John’s County’s most anticipated new communities, recently held a Realtor and VIP luncheon to celebrate the unveiling of their two, brand new, state of the art amenity centers.

Durbin Crossing’s South Amenity Center was home to the Swing into Spring Luncheon where guests enjoyed lunch from Heirlooms Culinary Café and Market, a putting challenge, door prizes, raffle drawings of gift cards and luxury bath baskets, and anxiously waited to find out if their name would be pulled as the winner of one of the five pairs of TPC Benefactor tickets and parking passes up for grabs.

The five lucky winners of the TPC Benefactor Tickets each received a pair of Monday-Sunday tickets and parking passes to the prestigious tournament where they will have open-seating at the Benefactor Tent overlooking the 17th tee. Winners will also have access to the Island Club Tent, the grounds and upscale food and beverage options. The grand prize winners were Michael Hernandez of Distinguished Realty, Selby Kaiser of The Legends of Real Estate, Annette Krestalude with Prudential Network Realty, Carol Lee Lester with Magnolia Properties, and Jerry Smith of Coldwell Banker.

With over 250 guests in attendance, Swing into Spring was a huge hit with local realtors as well as the community’s seven builders who were able to utilize the event as a mini-builder expo. Beazer, Holder Johnson, Mercedes, Providence, Ryland, Toll Brothers and Watson were all in attendance to meet and greet with area realtors.

Guests gathered at the South Amenity Center and were able to take a limo bus tour of the 2,000-acre community, highlighting all builder models, the 35- acre Durbin Crossing Community Park, the new 100-acre St. Johns County High School, Veterans Park, and finally, stop at the North Amenity Center where guests enjoyed dessert and were able to see all that the North Center offers residents.

“Durbin Crossing is another sparkling gem in St. Johns County’s crown,” said Selby Kaiser from The Legends of Real Estate and grand prize winners of a pair of TPC Benefactor Tickets. “It was a fabulous event and it’s not everyday you see a community with such marvelous amenities and homes built by the area’s finest builders. I am convinced many happy hearts will find their home in Durbin Crossing.”

Realtors were in awe over the 5,000-square-foot South Amenity Center’s stunning architecture and design. The grand clubhouse with party room, full catering kitchen, and community boardroom overlooks a massive pool with junior Olympic length lanes and starting blocks, waterslide feature, and separate children’s pool. Realtors were especially impressed with the state-of-the-art fitness center that features the most modern innovations including a variety of cardio equipment each with personal flat-screen televisions. The South Amenity Center also offers a multi-purpose field with four lighted tennis courts, basketball court, volleyball court and children’s play area. The South Center will be fully staffed offering daily activities, events and private parties.

The same rave reviews were given as Realtors exited off the limo buses after viewing Durbin Crossing’s North Amenity Center, a more intimate version of the South Center with the same beautiful architecture, but with luxuries all its own. The North Amenity Center boasts a gorgeous clubhouse with full catering kitchen and party room, an oversized pool with a splash park, a children’s play area, two lighted tennis courts and a perfectly manicured multi-purpose field.

Durbin Crossing is nestled in Northwest St. Johns County among 1,200 acres of preserved land. With more of the community’s land conserved than developed, almost all of the 1,500 single-family homesites back up to pristine wooded areas, natural preserves or have a lake view.

After a successful event planned and executed by the Montello Agency, many prominent area Realtors were able to get a sneak peak of what Durbin Crossing offers. Builders See Upswing in Sales in Durbin Crossing

DURBIN CROSSING – ST. JOHN’S COUNTY, FL –

Nestled among 2,000 acres of land in Northwest St. Johns County is Durbin Crossing. The brand new community offers the perfect marriage between natural beauty and master-planned amenities, with homes from some of Northeast Florida’s most highly regarded builders.

With the natural backdrop and endless recreation possibilities that Durbin Crossing offers residents, the community’s six preferred builders have experienced a strong upswing in sales recently. Beazer, Holder Johnson, Mercedes, Providence, Ryland, and Toll Brothers all offer homes in Durbin Crossing as striking and unique as the community itself.

“We sold five homes in Durbin Crossing in April already, and March was our busiest month of the year,” said the newest builder to join Durbin Crossing, Mercedes Homes’ Vice President of Sales and Marketing, Donna Sadowski. “From the number of sales we have seen, it’s obvious we are in the right location at the right time.  We’re off to a roaring start.”

The community builders agree it is easy to sell homes in a community that seems to sell itself. Families instantly fall in love with the all-inclusive lifestyle Durbin Crossing provides. The community boasts the luxury of two master-planned and fully operational amenity centers, a 35-acre community park with lighted baseball and soccer fields, the convenience of community schools, and road development that has drastically cut the time of daily commutes.

In today’s challenging market Durbin Crossing has proved it is hot and now is the perfect time to buy. The community features and desirable location is exactly what homebuyers seem to be looking for. On top of the impressive amenities and conveniences of the community, there are a number of excellent builder incentives currently offered.

Many of the preferred builder’s homes among the 1,500 single family homesites back up to pristine wooded areas, natural preserves or have a lake views offering privacy and picturesque panoramas. Durbin Crossing is rich in nature with approximately 1,200 acres of pristine undisturbed land.

Durbin Crossing’s two master-planned amenity centers have been a wonderful selling feature for the builder’s site agents. The stunning architecture, design and luxuries of the amenity centers create an ambiance of a vacation getaway within walking distance from all of the community’s homes.

The 5,000-square-foot South Amenity Center’s grand clubhouse with party room, full catering kitchen, and community boardroom overlooks a massive pool with junior Olympic length lanes and starting blocks, waterslide feature, and separate children’s pool. Potential homebuyers have been especially impressed with the state-of-the-art fitness center that features the most modern innovations including a variety of cardio equipment each with personal flat-screen televisions that rival any professional gym. The South Amenity Center also offers a multi-purpose field with four lighted tennis courts, basketball court, volleyball court and children’s play area. The community’s North Amenity Center is a more intimate version of the South Center with the same beautiful architecture, but with luxuries all its own. The North Amenity Center boasts a gorgeous clubhouse with party kitchen and club room, an oversized family fun pool with a splash park, a children’s play area, two lighted tennis courts, basketball court and a perfectly manicured multi-purpose field. Both amenity centers are staffed offering daily activities, events and private parties.

The amenity centers anchor Durbin Crossing and have been a key element in the growing number of home sales. Since their completion and opening, builders have seen community traffic greatly increase. The word is out and buyers are taking advantage of the builder incentives and the rare amenities in this one of a kind community.

“The amenity completion and community maturity has undeniably helped boost home sales and increase model traffic,” said Co-Founder of Holder Johnson Homes, Todd Holder. “The past few months have been very encouraging as the number of sales have continued to grow.  Each home we sell seems to lead to the next as the increasing number of residents creates additional interest in the community.  The referrals from satisfied customers have been amazing.”

The Durbin Crossing family of builders have had great success and maintain a positive outlook for the upcoming months despite today’s market. The excitement and anticipation that has surrounded brand new Durbin Crossing has simulated an interest that has not only benefited the builders, but more importantly has provided dozens of families with stunning homes in a community that seems to have it all.

St. Johns County Hails New Park in Durbin Crossing

DURBIN CROSSING – ST. JOHN’S COUNTY, FL –

A new 35-acre park system is now open to the public at Durbin Crossing, a master-planned community located in the northwest corner of beautiful St. Johns County.

Durbin Crossing Park, which was designed, constructed and funded by the developers of Durbin Crossing and Veterans Park, a contribution from the Aberdeen community, comprise the park system. The developers of the communities donated the parks, valued at $4.5 million, to St. Johns County so everyone in the region could appreciate the natural beauty and amenities of the facilities.

“Our goal when developing the Durbin Crossing community was to maintain as much of the natural beauty as possible,” said Susan Wood, co-founder of Wood Development. “The park system exemplifies that and serves as a great venue for family get-togethers, neighborhood bonding and a place to enjoy Northeast Florida’s natural wildlife, beautiful flora and wonderful views.”

Nearly 1,500 children aged six to 15 will use the parks for baseball and lacrosse this year. The Creeks Athletic Association, with over 15,000 members and volunteers, hosts all Creeks Lacrosse and Julington Creeks baseball educational camps, practices, games and tournaments at the recreational fields at the new parks. Community activities, like the Creeks Art & Musical Festival, also attract a wide-range of visitors from both St. John’s and Duval Counties.

Located on the east side of the community, Durbin Crossing Park features recreational areas, including baseball and multipurpose fields, and plenty of leisure space for visitors to enjoy the natural beauty of the park. Veterans Park, which is located on the northwest side of the community, has numerous soccer fields, a skate park and the first dog park in the area. The dog park, perhaps one of the most popular features of Veterans Park, is a favorite of Durbin Crossing residents and their dogs.

North Florida Bicycle Club Ceates Popular Cycling Route in Durbin Crossing

DURBIN CROSSING – ST. JOHN’S COUNTY, FL –

The new roads constructed in Durbin Crossing are favorites of Durbin Crossing residents and local cyclists who have created the “Tour de Durbin” as one of their weekly rides.

The Tour de Durbin starts at Veteran’s Park and encompasses 28 or 47 miles, whichever the rider prefers. The ride takes a scenic route through Northwest St. John’s County as riders enjoy the natural beauty of Longleaf Pine, Greenbriar Road, SR-13 and Racetrack Road.

Last year, Mike Hannigan, Paul Sluder and David VanDerZee, members of the North Florida Bicycle Club, developed the Tour de Durbin after touring the Durbin Crossing area and finding newly paved roads with bike lanes. Since then, the ride has become a club favorite.

“As this ride gains more popularity, more Durbin Crossing and area residents participate,” said Sluder. “The unique starting point and route through St. Johns County is appealing to a lot of our members, as well as the large area that it covers and the low amount of automobile traffic.”

As part of the $60 million infrastructure investment in the Durbin Crossing community project, miles of new roads were developed specifically for the 1,500 home master-planned community. Many of these new streets, including Longleaf Pine Parkway (SR-244), St. Johns Parkway (SR-2209) and Veterans Parkway (SR-223), have dedicated bike lanes, perfect for large groups of cyclists to use.

“In developing Durbin Crossing, we wanted to create a community that would support the lifestyles of residents that lived there,” said Jason Sessions, vice president of Sessions Development. “Building pedestrian-friendly roadways ensured that they could pursue their favorite outdoor activities. Much like the Tour de Durbin, many of our residents are creating their own activities or actively participating in those already established in the area.”

Earlier this summer, Durbin Crossing residents celebrated the opening of their amenity centers with a Family Fun Day. Since then, the two multimillion dollar centers have been bustling with activities. The larger of the two, South Amenity Center, features a massive pool with junior Olympic-length lanes and starting blocks, waterslide and separate children’s pool, as well as a state-of-the-art fitness center and several recreation fields. The North Amenity Center, a more intimate version of the South Center, features an oversized family fun pool with splash park, a children’s play area, lighted tennis and basketball courts and a multipurpose field. Both amenity centers boast extraordinary clubhouses with kitchen and clubrooms.

Many of the homesites at Durbin Crossing back up to pristine wooded areas, natural preserves or have lake views offering privacy and picturesque panoramas. Combined with the master-planned amenities and ideal location just minutes from historic St. Augustine, the Beaches and Jacksonville attractions, Durbin Crossing is the community where families can have it all.

Families Find Happiness, Value in Durbin Crossing

DURBIN CROSSING – ST. JOHNS COUNTY, FL –

Families can’t stop smiling in Durbin Crossing, St. Johns County’s hottest master-planned community. Amenity centers bustle with activity as multipurpose fields showcase area sports teams and community parks allow residents to enjoy the beautiful outdoors.

Each week, more families move into their new homes and begin to enjoy one of the top communities in the Jacksonville area. This success, as well as strong sales, has led to the creation of additional lots to meet the demands of the growing community. The new homesites will mirror the current lots in design and will be surrounded by some of Northeast Florida’s most beautiful landscapes.

“We are excited to move forward with the second phase of the community,” said Jason Sessions, vice president of Sessions Development. “The additional lots will add six million dollars of infrastructure to the community. Our builders are extremely thrilled about the addition of the new homesites and the ability to offer even more options to future residents.”

The homesites at Durbin Crossing back up to pristine wooded areas, natural preserves or have lake views offering privacy and picturesque panoramas. Beazer, Holder Johnson, Mercedes, Providence, Ryland and Toll Brothers are the preferred builders for the community, with each offering distinct, unique floorplans that fit the needs of any family.

“Our surveys have consistently found that Durbin Crossing is one of the top communities in the Jacksonville area and in St. Johns County,” said Joe Farinacci, manager of the North Florida market for housing research firm Metrostudy. “Durbin Crossing is in an ideal location and offers a wide spectrum of homes that meet the needs of a variety of buyers, whether they are first-time, move-up or empty nesters.”

Current residents greatly value the abundance of recreational options that Durbin Crossing offers, whether its biking along the bike lanes on a beautiful Florida evening, taking the family to the splash park for an afternoon of games in the pool or enjoying a quiet afternoon in the new 35-acre community park.

Within walking distance of each home, residents are able to experience the convenience and luxury of two master-planned amenity centers. The South Amenity Center, with a 5,000-square-foot grand clubhouse with party room, full catering kitchen and community boardroom, has a massive pool with junior Olympic length lanes and starting blocks, waterslide feature and a separate children’s pool.

“The amenity centers are one of the things that first attracted us to Durbin Crossing,” said new resident Chris Patterson. “Spending time at the pool has become a staple in our weekend schedule.”

A favorite of the residents, the state-of-the-art fitness center at the South Amenity Center rivals any professional gym with cardio equipment featuring personal flat-screen televisions. Many residents have cancelled outside gym memberships and opted to use the fitness center as their gym due to the quality and variety of equipment. Residents also enjoy outdoor recreational areas, including a multi-purpose field with four lighted tennis courts, basketball court, volleyball court and children’s play area.

The North Amenity Center, a more intimate version of the South Center, boasts a gorgeous clubhouse with part kitchen and club room, an oversized family fun pool with a splash park, a children’s play area, two lighted tennis courts, basketball court and a perfectly manicured multi-purpose playfield.

Both amenity centers are staffed and offer daily activities, events and private parties. Residents and their families can engage in a variety of activities, including aerobics classes, holiday cookouts, craft making, tennis clinics and swim lessons, bunko tournaments and community meet and greets.

Perhaps one of the most popular activities was the grand opening celebration, held earlier this year. More than 150 residents gathered together for an afternoon of fun and games at the South Amenity Center, delighting in a summer barbeque and the opportunity to mingle with their new neighbors.

“We enjoy attending the community events,” said Patterson. “It gives us a chance to meet all of the families in Durbin Crossing. It contributes to the family-oriented environment, which was what originally attracted us to the community, as well as the high rating and proximity of the St. Johns County schools.”

Durbin Crossing is conveniently located near several of the St. Johns County School District’s highest rated schools. St. Johns School District opened Creekside High School in August, which borders the Durbin Crossing community and will serve approximately 1,000 students, including those from Durbin Crossing. Additionally, Fruit Cove Middle School and Durbin Creek Elementary also serve the community, with each school recognized as an “A” rated school in the state of Florida.

Within the next few weeks, the final piece of the community’s infrastructure will be completed, connecting the two amenity centers and completing the community connectivity unique to Durbin Crossing. Sixty million dollars was spent on the master infrastructure at Durbin Crossing, with much of the funds being dedicated to new roadways, helping residents shorten commute times and providing better accessibility throughout the area.

Durbin Crossing has earned widespread recognition for the pristine natural beauty of the community, which the developers, Sessions Development and Wood Development, made a priority to preserve. More than half of the 2,000 acres that comprise Durbin Crossing have been left undisturbed for residents to enjoy from their homes and at their leisure.

“Northeast Florida is known for its beautiful landscapes and unique flora,” said Susan Wood, co-founder, Wood Development. “Durbin Crossing reflects this beauty in its design. We are very excited to be moving forward with the next phase and completing many of the features that first attracted residents to the community.”

Durbin Crossing Residents Enjoy New Amenity Centers

DURBIN CROSSING – ST. JOHN’S COUNTY, FL –

Durbin Crossing’s two new amenity centers bustle with activity as current residents enjoy an abundance of recreational activities the community has to offer.

Both amenity centers offer a plethora of activities for residents and their children. Activities include: holiday cookouts, kids craft making for Mother’s and Father’s Day, youth soccer, summer tennis clinics and swim lessons, men’s card nights, bunko tournaments, as well as StrollerFit aerobics classes for moms with little ones. With endless recreation and social opportunities, the amenity centers create the ideal gathering place for a close-knit community.

Children living in Durbin Crossing are participating in two enjoyable educational programs held at the amenity centers. The “Young Rembrandts” art program and the Playball, a sports education program, are designed to work with children on various skills and activities through child development.

“Young Rembrandts” focuses on self-discipline, persistence, problem solving, self-esteem and positive reinforcement for children three to five years old. Playball uses sports to assist children aged two to five in the development of many aspects of their lives. The program teaches children how to kick, throw, bounce, dribble and handle all different types of balls and sports equipment.

Perhaps one of the most popular activities was the grand opening celebration, held earlier this year. More than 150 residents gathered together for an afternoon of fun and games at the South Amenity Center, delighting in a summer barbeque and the opportunity to mingle with their new neighbors.

Within walking distance of each home, residents are able to experience the convenience and luxury of two master-planned amenity centers. The 5,000-square-foot South Amenity Center’s grand clubhouse with party room, full catering kitchen, and community boardroom overlooks a massive pool with junior Olympic length lanes and starting blocks, waterslide feature and a separate children’s pool. The North Amenity Center features an oversized family fun pool with splash park and children’s play area. Both amenity centers are complete with recreational fields nearby, including lighted tennis, basketball and volleyball courts as well as multi-purpose fields.

Durbin Crossing residents can really have it all in the new amenity centers. From splash-happy pools, to action-packed playgrounds and playing fields, residents have a place for all of their recreation and relaxation needs.

Durbin Crossing Leads St. Johns County Communities in Fourth Quarter Construction

DURBIN CROSSING – ST. JOHN’S COUNTY, FL –

Metrostudy has announced that Durbin Crossing leads St. Johns County master-planned communities in home construction starts in the fourth quarter of 2008. With 115 starts, Durbin Crossing is ranked third overall in the Jacksonville market for single-family homes, which includes Clay, Duval, Nassau and St. Johns counties.

Durbin Crossing has established itself as one of the most desired communities in the area because of its amenities, ideal location and affordability. The community, which is located in the northwest corner of St. John’s County, offers homes priced from the $200s in several distinct neighborhoods, each within walking distance of one of the communities’ two amenity centers.

“Our goal when creating Durbin Crossing was to develop a community that people would love calling home,” said Jason Sessions, vice president and partner of Sessions Development. “With this in mind, we were able to combine an all-inclusive lifestyle with the natural beauty of the area in an affordable community, which has led to our immense success.”

In the past two years, Durbin Crossing has rocketed to the top of single-family home sales in the Jacksonville metro market. The all-inclusive lifestyle that Durbin Crossing provides is a standout feature for the community. With the luxury of two master-planned and fully operational amenity centers, a 35-acre community park with lighted baseball and soccer fields, the convenience of community schools and recent road development, families are unable to find another location they would rather call home.

“The main reason Durbin Crossing continues to attract people, even in today’s market, is the family-centric environment of the community,” said Susan Wood, co-founder of Wood Development. “We’ve focused on providing community activities for our residents and creating an active community in Durbin Crossing. Master-planned communities feature a breadth of amenities, but in Durbin Crossing, the amenities are used daily by our residents and promote relationships between our residents as well.”

Durbin Crossing’s amenity centers feature stunning architecture and design, creating an ambiance of a vacation getaway within walking distance from all of the community’s homes.

The 5,000-square-foot South Amenity Center’s grand clubhouse with party room, full catering kitchen, and community boardroom overlooks a massive pool with junior Olympic length lanes and starting blocks, waterslide and separate children’s pool. Even more impressive, the state-of-the-art fitness center features the most modern innovations including a variety of cardio equipment with personal flat-screen televisions that rival any professional gym. A multi-purpose field with four lighted tennis courts, basketball and volleyball courts, and children’s play area complete the offerings of the South Amenity Center.

The community’s North Amenity Center is a more intimate version of the South Center with the same beautiful architecture, but with luxuries all its own including a gorgeous clubhouse with party kitchen and clubroom, an oversized family fun pool with splash park, a children’s play area, four lighted tennis courts, basketball court and a perfectly manicured multi-purpose field. Both amenity centers offer daily activities, events and private parties.

Durbin Crossing features distinct floorplans from seven builders in Durbin Crossing, Beazer Homes, Holder Johnson Homes, Mercedes Homes, Providence Homes, Richmond American Homes, Ryland Homes and Toll Brothers. Fruit Cove Middle School and Durbin Creek Elementary serve the community, with each school recognized as an “A” rated school in the state of Florida.

The developers, Sessions Development and Wood Development, have made it a priority to preserve as much of the natural beauty as possible in Durbin Crossing.

“We’ve gone to great lengths so that more than half of the 2,000 acres that comprise Durbin Crossing have been left undisturbed for residents to enjoy from their homes and at their leisure”, said Susan Wood of Wood Development. “It’s an exceptionally rare gem in St. Johns County.”

Additionally, residents enjoy the new 35-acre community park system that includes two new parks in St. Johns County. Durbin Crossing Park, designed, constructed and funded by the developers of Durbin Crossing, features recreational areas, including baseball and multipurpose fields, and plenty of leisure space for visitors to enjoy the natural beauty of the park. Veterans Park, a contribution from the Aberdeen community, has numerous soccer fields, a skate park and the first dog park in the area. DURBIN CROSSING – ST. JOHN’S COUNTY, FL –

Durbin Crossing, St. Johns County’s most popular master-planned community, is excited to announce that Richmond American Homes has joined its roster of home builders. Richmond American Homes will be the seventh builder in the community.

“We are so excited to welcome Richmond American Homes into our community,” said Susan Wood, co-founder, Wood Development. “The designs from Richmond American focus on quality and functionality. Their homes will be a great asset to Durbin Crossing.”

Richmond American will offer 12 floorplans in the community, each designed for livability with walk-in closets and options for additional bedrooms. The homes will feature 1,540 to over 3,500 square feet and are priced from $219,990. Best of all, Richmond American offers personalized service every step of the way. From choosing a floorplan and design options, to mortgage and insurance services, it’s the one-on-one service that makes their homebuying experience truly exceptional.

The builder is constructing their new model, the Cottonwood, which will open April 4, 2009. A new floorplan for the Jacksonville area, the Cottonwood model home features five bedrooms and three bathrooms in a two-story design with approximately 2,800 square feet. One satisfied homeowner said, "The versatility of how you can build the floorplan makes it appealing" and "the floorplans feel much bigger than their square footage indicates."

The foyer opens into the great room, which is a great place to spend the evening with family. The flowing design leads into a spacious kitchen, with an elegant center island counter, along with generous cabinet and counter space. The dining room overlooks the patio and offers optional covered porch upgrades. Two bedrooms and a full bathroom complete the first floor design. On the second floor, an extravagant owner’s suite defines luxury living. Double French doors open into the suite, with a tray ceiling and windows overlooking the rear of the home, featuring the beautiful natural landscapes Durbin Crossing is known for. The room opens to an owner’s bath, featuring dual sink raised vanities and a garden tub with separate walk-in shower. A luxury walk-in closet completes the suite. Two standard bedrooms and a bathroom are also featured on the second floor, along with a loft option that opens to the first floor. The loft can easily be converted into an additional bedroom and full bath. Like all floorplans by Richmond American, the Cottonwood offers homebuyers flexibility with numerous options and upgrades available.

“Durbin Crossing has so much to offer its residents,” said Mike Lilly, Division President, Richmond American Homes. “Richmond American Homes is excited to be able to offer our floorplans in a community that has a high priority on providing the best for their residents.”

All of Durbin Crossing’s community builders have experienced sales success in the past few months, even in today’s challenging market. Durbin Crossing had the most new home starts in St. Johns County in the fourth quarter of 2008, and the success continues into the new year.

“Homebuyers love the luxury and natural beauty of Durbin Crossing,” said Jason Sessions, Vice President and Partner of Sessions Development. “Durbin Crossing is the ideal community in St. Johns County right now because of its location, pristine beauty, amenities and family-centered living.”

Our residents are happy to see the additions and the continued development of the community.”

Durbin Crossing Completes Final Infrastructure, Continues to Grow

DURBIN CROSSING – ST. JOHNS COUNTY, FL –

Things aren’t slowing down at Durbin Crossing anytime soon. The developers, Wood Development and Sessions Development, completed the final phase of the infrastructure for the community and are looking forward to a busy summer with new families moving in.

The final phase of the infrastructure included a piece of roadway that connected the two amenity centers, North and South, together. This piece of roadway is essential to the community connectivity and makes it easier for residents to access all areas of the sprawling 2,000-acre development.

“Completing the final phase of the infrastructure adds to the appeal of Durbin Crossing,” said Susan Wood, co-founder, Wood Development. “Durbin Crossing is already the fastest growing community in St. John’s County and the completed infrastructure is something that many of our residents and prospective residents are excited for.”

Additionally, Sessions Development recently completed the infrastructure supporting additional homesites within the southern portion of the community providing a variety of lot sizes for future Durbin Crossing families.

“Many developments are at a standstill right now because of the economy,” said Jason Sessions, vice president, Sessions Development. “Durbin Crossing is doing just the opposite. We see this as the right time to move forward with completing the community and ensuring more homebuyers have the opportunity to live in such a great community.”

Durbin Crossing has earned its reputation as one of the hottest communities in St. Johns County for numerous reasons. For one, the community boasts numerous amenities for families to enjoy. Two amenity centers – North and South – are within walking distance of each home. There are also numerous recreational fields in the vicinity of the amenity centers for families to enjoy.

Within the community are two parks that make up a 35-acre park system, featuring a dog park, skate park, as well as baseball and soccer fields. Numerous community organizations have established the parks as home for their games and practices, making the parks a popular staple in residents’ lives.

“Durbin Crossing is a beautiful community,” said Pamela Pearce, Realtor, Watson Realty. “I think one of the reasons why Durbin Crossing sells so well is because each home reflects the resident – not all of the houses look the same, which adds to the overall dynamic of the community.”

Durbin Crossing is conveniently located adjacent to several of the St. Johns County School District’s highest rated schools. St. Johns School District opened Creekside High School in August, which serves about 1,000 area students.

More than half of the 2,000 acres that comprise Durbin Crossing have been left undisturbed for residents to enjoy from their homes and at their leisure. Durbin Crossing offers its residents amenities at their fingertips, affordable homesites and unparalled natural beauty.

Durbin Crossing Leads Jacksonville’s Home Construction Starts

Second Quarter Numbers Show Durbin Crossing as the Fastest Selling Community for 2010

Durbin Crossing - Site Plan
Durbin Crossing continues to be the leader in the greater Jacksonville area as the fastest selling residential community for 2010, greatly surpassing all other communities in the region. Metrostudy, the nation’s leading provider of housing statistics reported a total of 150 annual home construction starts and 161 annual closings for Durbin Crossing for the second quarter. Sales show that Durbin Crossing is capturing the interest of homebuyers and Realtors, and each quarter this fast selling community continues to widen the gap between their rapid growth and that of other area communities.

“The demand for homes continues to increase as the economy begins to slowly show signs of improvement,” said Susan Wood, Wood Development Co-Founder. “Durbin Crossing is positioned as the top choice for homebuyers who are looking for the most value for their dollar.”

Realtors have also begun to favor Durbin Crossing because of the amount of active construction in the community, as well as the attractive amenities available for homeowners. Homeowners tend to respond positively to a community that is experiencing growth and success. “Durbin Crossing’s success can be largely attributed to the community itself, which offers affordable, luxurious homes among top-rated schools, expansive parks, and resort-style amenities,” said Jason Sessions, Sessions Development Vice President and Partner. “Our homebuyers are investing in more than just a house; they are buying into a lifestyle.”

Home construction starts for Durbin Crossing in 2010 were up by 18 percent over the previous year while total annual new home construction for the Jacksonville market is up 13 percent. Overall, 725 single-family units were started in the area during 2010, an increase of 1.5 percent compared to last year’s rate of 714 units.

Durbin Crossing, located off Racetrack Road between I-95 and State Road 13 in St. John County, offers a variety of unique designs by many of Northeast Florida’s top homebuilders. For more information on Durbin Crossing and its builders, visit www.durbincrossing.com.

Durbin Crossing Hosts Fall Showcase of Homes Realtor Luncheon

Durbin Crossing - Fall Showcase

Durbin Crossing’s Fall Showcase of Homes Realtor Luncheon was held Oct. 5 at the community’s two beautiful amenity centers. More than 200 Realtors attended the event, where they were treated to a fall-themed lunch, a variety of door prizes and the latest information on Durbin Crossing.

Durbin Crossing has become home for hundreds of families in Northeast Florida and consistently ranks as the top community for single-family construction starts. Sales continue to grow exponentially as a result of the support from area Realtors, who work tirelessly to sell the Durbin Crossing lifestyle.

“The Showcase of Homes is a great way for us to thank our Realtors for helping to make Durbin Crossing the top-selling community in St. Johns County,” said Susie Wood, Wood Development. “The agents who bring prospective homebuyers to the community are our biggest asset and we want them to know their efforts are appreciated.”

Also featured at the luncheon was a expo of Durbin Crossing’s nine preferred builders, which include Drees Homes, D.S. Ware Homes, Holder Johnson Homes, Mattamy Homes, Mercedes Homes, Providence Homes, Ryland Homes, Richmond American Homes and Toll Brothers. Realtors had the opportunity to speak with representatives from each builder at both amenity centers and the individual model homes, with two chances to win a $1,000 gift card.

“The luncheon’s design was great because it allowed me to see so much of the community,” said Stephanie Dobbs, Realtor with RealEstate.com Realtors. “The chance to win $1,000 was a great incentive to make sure I visited with as many builders as possible.”

Dobbs was the winner for the drawing of Realtors who visited both amenity centers during the luncheon, while Betty Turner, Realtor at Watson Realty, won the second $1,000 gift card drawing for visiting all nine builders’ model homes. Many builders also gave away prizes as a way to thank the Realtors for their hard work and dedication.

“We are very fortunate to work with such a great group of Realtors and builders who do a fantastic job of promoting and selling Durbin Crossing,” said Jason Sessions, Sessions Development. “We are thankful for the support of all of the people who attended our Fall Showcase of Homes.”

REALTORS® have paid particular attention to Durbin Crossing because, in addition to the schools, location and amenities which meets the needs of the majority of their clients, they see active construction in the neighborhood.  According to most Realtors, homes under construction are a sign of a healthy neighborhood and one of the things they look for when recommending a community.

“We are excited to see as much REALTOR® activity as we do in Durbin Crossing,” said Susan Wood, co-founder of Wood Development and Partner in Durbin Crossing.  “We never take for granted the fact that Realtors could take their customers anywhere, so we are always grateful when they recommend homes in Durbin Crossing.”
